Lease

Rental contract for which the lessor undertakes, for a price that the other party also undertakes to pay, for a specific time, to allow him to enjoy movable or immovable property. Several clauses are also mandatory.

Deposit

The amount of the security deposit depends on the rental property and generally corresponds to 1 month's rent excluding charges. This amount is used to pay for damage caused by the tenant in their private space. The amount varies if the property is furnished (generally 2 months' rent excluding charges requested) or unfurnished (1 month's rent excluding charges).

Guarantor

A guarantor is a person who undertakes to pay the rent on your behalf in the event of your insolvency.
The guarantor must complete a "deed of guarantee", and provide a copy of his identity document as well as a copy of his last tax notice.

Rental repairs

This concerns routine maintenance and small repairs which are the responsibility of the tenant throughout the duration of the rental lease.

Check-in

This document describes the condition of the accommodation and its equipment when the tenant enters. A new inventory will be made when the tenant leaves the accommodation and returns the keys. In the event of a dispute, comparing these two documents makes it possible to establish the responsibilities of each party.

Prior notice

Requests for early departure from rental accommodation are made by notice. This term refers to the termination letter that you send to the landlord to inform them that you are leaving the accommodation. The deadline depends on the geographical area where the property is located and whether it is furnished or not.

Proxy

The power of attorney is a written document in which you give a trusted person the power to act on your behalf. You can give power of attorney to someone close to you to carry out an inventory for you. You must then stipulate this in writing to your manager.

What documents do I need to provide to apply ?

To become a tenant in one of our accommodations, whether you are a student or an employee, you will need to send us the standard accommodation rental documents concerning you (photocopy of identity card, signed information sheet, etc.). We will also need documents relating to your guarantor. Contact your contact manager to find out the complete list of documents to provide to create your rental file.

Which guarantor should I choose to compile my file ?

You have the choice between a physical guarantor (a person from your family, entourage) who acts as guarantor for you, for the entire duration of your rental, or a moral guarantor (Visal Guarantee by Action Logement or SmartGarant, partner of FINLOC IMMO) .

What should I plan for my move ?

Where can I find my rent certificate for CAF ?

All our accommodation is eligible for housing assistance. Go to your customer area to download your pre-filled certificate.

What documents do I need to provide for my entry ?

The signed rental lease, the security deposit as well as the MRH insurance certificate, as well as proof of payment of the sums due (rent, security deposit, other costs) are mandatory for the delivery of the keys.

When should I schedule my check-in ?

The earlier the better to satisfy your wish on the date and time slot. Contact your manager to schedule your inventory.

What does the rent and provisions for charges include ?

Payment of charges may result in regularization if consumption is too high or if, conversely, provisions are too high. Regularization is done on the basis of meter readings taken at the tenant's entry and exit. It is carried out either when the tenant leaves or annually.

What is a rent supplement ?

The landlord lessor of accommodation may apply a rent supplement (amount added to the increased reference rent amount) in certain cases. To do this, the housing must have particular characteristics in comparison with housing of the same category located in the same geographical area, only in tense areas with special regulations.

What are the payment methods ?

The method of payment of the rent is free and cannot be imposed by the lessor. Other terms such as frequency or payment deadline are freely set in the lease. To make your life easier, you can set up automatic debit. The rent is due between the 1st and 5th of each month.

Can I opt for automatic debit during the rental ?

Quite. Simply send the completed and signed direct debit certificate accompanied by your RIB to your manager. The debit will be effective from the following month.

What should I do if I have a problem with payment ?

If you have a payment problem, check with your bank that everything is in order. Then inform your manager of the situation.

What are rental repairs ?

This concerns routine maintenance and small repairs which are the responsibility of the tenant throughout the duration of the lease. If I broke or damaged furniture, what should I do ? (In case of furnished)

The maintenance of the furniture made available to you is the responsibility of the tenant. In the event of damage, replacement is your responsibility.

Who is involved in housekeeping ?

Routine maintenance of the accommodation is the responsibility of the tenant. It is your responsibility to clean regularly to ensure this.

How and when to submit my notice of departure ?

You have the option to submit your notice either by registered letter with acknowledgment of receipt or to submit it in person at the nearest FINLOC IMMO by COLOCATERE agency. Your notice is one month from the date of receipt, so don't delay any longer if you know in advance your desired departure date.

How do I prepare for my departure ?

You must check the condition of the entry premises. If I have broken an item, I replace it before my exit inventory. The same applies to damage to walls, ceilings, floors, etc., repairs must be carried out before my departure. Cleaning and maintenance of the accommodation must be done before leaving the premises.

Where can I find proof of my regularization of charges ?

Directly in my customer area, “my rental documents” tab. Can't find it? Do not hesitate to contact your manager directly.

When will I get my security deposit back ?

We have one month from the exit date, if the incoming inventory complies with the outgoing inventory, and two months if it does not comply. You have not yet submitted your RIB? Don’t forget to send it to your manager, along with your new address.

What should I do if I have a problem with equipment in furnished accommodation ?

You must check proper use and maintenance using the tutorials on your customer area. If the problem persists, you should send a message to your manager via email. Our technical service is there to intervene. Please note: if after intervention it turns out that the defect was your responsibility, the latter may be re-invoiced to you.

What to do in case of water damage ?

Try to find the source of the leak. If this concerns a tap and the leak persists, please turn off the water as quickly as possible. If the leak is on the drain, the joint of sanitary equipment, a faucet, the float of your toilet flush, it is your responsibility to repair/replace it. For any questions, contact your manager directly.
